Moving a structure is cheaper than new construction and most older structures have better material. If you want to build a new structure and have extra land you can move the old structure to a different location and sell or rent it, this saves thousands of dollars in demolition costs and produces a new source of income.

A new foundation could need to be installed because old poorly built foundation could be settling and making the structure out of level. Structures could need to be raised out of a flood plane. Structures on a crawl space can be raised to add a full basement or a whole new first floor for added living space.

We must consider whether or not your structure would be physically possible to move from its current location to the area you are considering. This process includes the following;

· Is the structure to wide to transport down the road between trees, telephone poles, mailboxes, bridges, and narrow country roads? If the structure is presently to wide we can cut the structure in two or three sections and transport them separately to new location and then attach them back together.

· Is the structure to tall when it is loaded on our equipment to fit under utility/power lines, traffic lights, large trees that can’t be cut, and bridges. If the structure is to high one of two things can be done, the wires and traffic lights can be raised, or a section of the roof can be removed.

· Is the structure structurally strong enough for the move?

· Is the structure high enough off the ground for us to place our equipment or are we going to have to dig to get under it?

· How is the terrain where the structure is presently located and at the new location?

· Is there brick on the exterior of the structure, or a fire place, and are they going to be removed or moved with the structure?

Some of these factors add little to no cost to the customer, but some add a substantial expense to the customer.

We move two story structures all the time. If the route will not accommodate the height of the entire structure we can do one of a few things;

· We can remove the roof and transport it separately.

· We can cut the structure horizontally between the first and second story. Then, place bracing and steel in the second story. Next, we take a crane or a team of cranes and lift the second story up and drive the first story out from under the second story. Finally, we can transport the sections separately and reassemble the sections when we get to the new lot.

· The customer can get with the utility/power companies and have the wires and traffic signals raised.

Shrubs around the structure that you would like to save should be removed, the new footers need to be poured, any part of the structure that is not going to be moved needs to be removed out of the way, and in certain cases some of the duct work and plumbing have to be removed Layman Const. Co. and House Moving is a full service moving company, we can do everything needed to prep the structure for the move including digging and pouring footers and laying foundations. Ask us what you would like us to do and we can figure you a price for the work.

First, we place our equipment under the structure and raise it off the old foundation using our unified jacking system. Then, we hook our truck and our dollies to the structure and move it to the new lot. Next, we level the structure over the new footers. Finally, after the foundation has been laid we come back and lower the structure onto the new foundation.

We do act as general contractors in some cases but most of our projects are directly focused on the move or the raise. If you have some construction knowledge and know some contractors in the area you can act as your own general contractor.

Plumbing, HVAC, foundation contractors, in some cases electricians, and in some cases carpenters

This depends on the width and height of the structure and the sizes of the roads in the area.

Occasionally, a hair line crack will develop over a door or window. A lot of times this happens when the structure is set down onto the new foundation, because the old foundation wasn’t as level as the new one. Please note that we are fully insured, although hair line cracking is not covered, any major cracking would be covered. We can supply you with references if needed.

The cost to move a structure depends on several factors. If you will fill out our request an estimate form and send it to us we can get you ballpark estimate. If the estimate is in your range we can come out and look at the structure and the route, then we can give you a firm price on the move

Layman Const. Co. and House Moving don’t require any payment up front. We require a contract to be signed before we start the move, then when we raise the house off the old foundation we collect half of the contracted amount, finally when we level the house over the footers and have it ready for the foundation to be laid we collect the last half of the contracted amount. You should never give a contractor of any sort the entire balance before the work is completed, because a lot of contractors will just partially complete the project or not even show up at all.

Layman Const.
